Costs and Services

SPMG charges 10% of the Gross Rent per month. When it is time to find a new tenant, we charge ½ of the first month’s rent initially, and then 10% per month thereafter.

For these fees, we offer the following services

1. Collect Rent, Security Deposits, and Pet Deposits (when applicable)

2. If owner prefers, we have a trust account to safely hold deposits

3. Handle tenant needs in coordination with the owner as per an agreed upon contract

4. Conduct comprehensive move in/out inspections

5. Handle minor maintenance needs while keeping you up to speed

6. Coordinate major maintenance needs as per your direction

7. File tax form 1099-MISC

8. Draft lease agreements

9. Access to Georgia Association of Realtors (GAR) forms for use

10. Show properties

11. Market properties on Website and number of other professional search websites

12. Offer professional advice
